How to read these numbers
- Occupancy is the strongest lever. Going from 55 to 65 % often changes the result more than raising your price.
- Cleaning weighs most on short stays: at the same price, two nights cost more to run than six.
- Fixed costs hit even when the place is empty. They set your break-even point.
- Seasons are not included here: run the numbers twice, once for high season and once for low season.
This calculation excludes income taxes, tourist tax and major works. For an investment decision, have it checked by an accountant.
Three ways to improve the result
- 1
Fill the gaps
Empty weeks cost more than a night sold slightly cheaper. A more flexible minimum stay and adjusted off-season rates lift occupancy quickly.
- 2
Bring guests in yourself
Every booking that comes from your own website, your social media or word of mouth is a booking that does not depend on a platform ranking.
- 3
Work on what triggers the click
Sharp photos and a complete description increase how many visitors go on to book, and they cost nothing extra.
For the first point, start by auditing your listing. For the second, your own website is the foundation: it works for you all year.
